Darryl Flint - Instant Credibility

Dear REIN Team,

I just wanted to send you a quick note to let you know about my life altering week. Last Friday, June 11, 2004 I had an appointment to meet with a Realtor and submit an offer on a rental unit. I have never had the fear of making an offer, that's really no big deal at all. My greatest fear was always, "What if they accept it?"

I had seen the property in question the day before (after doing the detailed analysis) and decided that it was a good buy even at full list price. I told the Realtor that I had my offer worksheet completed and he couldn't believe that I had one. That bought me instant credibility! He believed and still does that I am the most serious investor he has ever met. Strange I'm only 31 and here I am giving information to a Realtor that's been in the game for 15 years. Thank-you for that instant credibility, the question of money to close has never come up!

The property was listed at $199,900. I prepared two offers the first being an all cash offer of 180,000. The second was full list price with a VTB of 50,000 (8% interest only, 5 years). My Realtor looked at me very strangely he had never seem someone submit two offers at the same time. I think the cover letter was the clincher. I explained to him that this is how I buy properties. Of course that wasn't true I had never bought any of my properties that way before; but from now on that's how I will do it.

The vendor counter with 194,00 cash or a VTB of 30,000 (10% interest only, 2 years). I then countered his counter by not changing anything, except that I needed 3 years. Done deal!!! Now the panic started! At the REIN meetings everyone always says, "make the offer, get the deal and somehow the money will come." Well it's true! I started networking with different REIN members with whom I have become friendly and they led me to someone who is interested in these types of properties in this area. Well guess what, he's now on board!

Now this is my life changing moment....

Prior to my meeting with the Realtor I stopped in at Chapters to pick up Les Hewitt's book The Power Of Focus so that I could read it prior to hearing him speak. Well I couldn't find it, but none the less I decided to browse the business section. I came across a book that I have seen thousands of times and always thought about reading, but never have. The book was The Art of The Deal by Donald Trump.

I picked it up and just started thumbing through it. The first and only passage that I read has changed my life. Mr. Trump was telling the story how just after Jimmy Carter lost the election in 1980 to Ronald Reagan he came to see him. Mr. Carter was trying to raise funds to build the Jimmy Carter Library. He asked Mr. Trump for a donation of $5 million. I don't remember if he got the money (that's not important) it was what Mr. Trump wrote right after that. He said that Carter was in no way qualified to be president, but he had the balls to ask for it, just as he did the money.

That was what changed my life; I had always been scared to ask people for things. When I was a child I was taught not to ask for things. But immediately after reading this the fear went away. It was truly an epiphany and not just for Real Estate, the way that I look at everything has changed. I had no problem asking for the VTB. When the Realtor sort of raised some objections to my way of buying, I had no problem asking him to "step out of the box, or get off the train." He may have been shocked by my response but he got out of the box. I guess he could see that he was standing directly in the path of a steaming locomotive and if he didn't want to go along for the ride he was going to get flattened. Good choice don't you think?

I knew about REIN for a full year before I made the commitment to attend ACRE, I sat on the fence because I wasn't sure if I would get enough value to justify the $200. I'm an idiot. If you were to tell me when I joined that we would be where we are now I would of said your nuts. Joe Samson - Only 2 Weeks and Huge Impact

Hi Don,

Thank you for your ongoing support because it works! When I signed up for R.E.I.N. 2 weeks ago my biggest concern was attracting joint venture partners.

Donna was kind enough to get me a copy of a previous meeting's recording which was about joint venture partnership. Within the last 24 hours I have listened to the interview section about 3 times.

Walking to my car with a fellow student from my marketing class I managed to change the topic of discussion so swiftly with only 2-3 sentences to real estate investment that I got the guy so excited about investing in real estate that I've already managed to set up a meeting with him next week. You should of seen him when I've mentioned the option of investing with RRSPs. I only had a copy of the Edmonton-Calgary Corridor economic data of which I told him his welcome to keep it until we meet.

Currently I only have one property rented. I bought it in January. Did a long closing on it, took possesion on June 1st. It was rented by the 15th of June with $ 95 (this is just my guess) over market and a positive cash flow of $ 160 by using your strategies. Also I have just closed on an other deal which I will take possesion on Aug 1st. If everything goes well I will be able to generate at least $500 of positive cash flow from it. Icing on the cake is that when I had the ad in the paper for my first house I've also managed to line up a tenant for the house I will take possesion of on Aug 1st. I guess I've also saved a couple of bucks there.

Reuben Regier - Broke Through The Fear

I just wanted to send a quick note thanking you for the advice in the last week. I had my first offer accepted on Monday. Right now I am just waiting for the condo documents so that I can finish up my due dillegence on it. It looks like it will actually be a good deal as long as everything turns out clear.

I was actually quite affraid to submit my first offer as I wasn't too sure if I was ready to make the purchasing step. Therefore I decided to just lowball the offer, put in a long closing, etc in order to keep the person from accepting. I figured that would end up buying me a bit of time to make sure I was ready to make the step. We went to submit, and the sellers agent actually refused to submit the offer at first as he thought that it was way too low. We talked him into submitting it anyways. Suprisingly I had a signed and accepted offer faxed back about a half hour later. I guess the guy had moved off east and was just wanting to get rid of the unit and wasn't really concerned with the terms. Therefore he didn't even bother with a counter offer :). I guess now I know it is worth while submitting offers as you never know when they will be accepted.

It is a simple cash to mortgage deal on a single family home in the Evergreen area of Calgary. With a good mortgage in place, and in a good rental area I expect that the positive cash flow from this one will be around $200/month.

Rob Desjardins - Overwhelmed To Action To Results

I just wanted to let everyone know how the Ron LeGrande seminar that my wife and I attended in Edmonton on March 9th has panned out. What Ron taught us on that day made complete sense to me, even though I couldn't quite get my head around all of it. The seminar was on Saturday March 9th and after listening to his cd's, the following Thursday everything hit home. I began searching for an ugly home to go after and earn my $1600 dollars back from this guy. Well on Saturday I found ugly and I mean ugly! Not quite as ugly as the ones Ron showed us but close.

The after repaired value of the home is $200,000.00 dollars I put Ron's formula to work and offered way below the MAO ( maximum allowable offer). All the right factors were there, a motivated vendor, a clear title, and one ugly house. I bought the house for $59,900 dollars and it needs $40,000 dollars in repairs. It will take the trades people two months to rehab the house. When all is said and done we have the potential of making $100,000 dollars (ish). If this does in fact happen good-bye job, hello new career. We currently have two more offers in on uglies which we will wholesale and twenty-three more that we are sorting through (suspects from prospects).

Ron has given us a new perspective on real estate, and anything new is a hard step to take but as they say if you can get out of the box way of thinking there is a whole new ball game out there waiting to be explored. I realize this is not for everyone, and in the same token it may not be for me, but nothing ventured nothing gained. Someone once said to me "if you have no regrets in life you haven't lived." This doesn't mean we plan to fail, it just encourages us to try to succeed.

I plan to buy houses the Ron LeGrande way, the ones I like I will hold as rentals until it is time to sell. By doing this I guarantee myself a positive cash flow. Like Don has been saying it just takes that 10% more to get us there, not all that much really when you put it into perspective.

Nathan Peters - Doors Flying Open

I found it absolutely amazing how friendly vendors became when you told them you were part of a real estate investment group. Especially if they ask you if you were a real estate agent. After knowing that you were a buyer, they suddenly became very open and saw me as a credible buyer with the power to make deals happen instead of just a regular Joe with no credit and no cash (of course, those confident phrases that I learned from REIN really helped too). That extra openness from the seller is easily worth the price of being a member.

Cindy Rattai - An easier & Better Way

Dan and I joined REIN in November 2001, even though new to REIN we have had rental property for about 15 years. We still have alot to learn. At the Friday Workshop (17 mistakes made by landlords), I think we have and are making them all. Live and learn. That is what REIN is doing for us, showing us an easier and better way.

We drive home to Medicine Hat after the meetings just pumped. We are getting our monies worth out of REIN also, that's because we are serious. I feel bad, we haven't got our property list to you yet. We will. Roughly we had 10 family homes before REIN, this year so far we have purchased 5 more. We are very excited, with a very positive attitude towards a bright future.

I received my 'ACRE' package a week ago & have gone through it completely... to thank the REIN Team for putting together an excellent package.
